READ HERE FIRST: How are tenants selected? What's the process?
1. COMPLETE AN ONLINE APPLICATION
All adults who will live in the property must be parties to the household application, or must submit their own applications. Be sure to honestly (we automatically decline any applicant that is not truthful) and completely fill out the application.
2. PAY APPLICATION FEE
A $35 application fee (per applicant) is payable through the online application. This must be paid before we can consider your application and is non-refundable.
3. SUBMIT PHOTO ID AND INCOME VERIFICATION
After you submit your application, you will need to email (info@SimplePM.com) a clear, color scan or photograph of the following:
- State-recognized photo identification;
- Verification of your income:
- Wage, commission or salary employment: please provide your most recent pay stubs reflecting the your year-to-date income. We will also verify your employment with your employer. If employment/income is required to be verified through a 3rd party service (such as The Work Number), the actual expense for verification obtained through these services will be added to the application fee as these methods are not part of our standard screening procedures.
- Self-employment: please provide tax returns for the prior 2 years (top 2 pages only, please) as well as a CPA-certified YTD P&L with accompanying bank deposit statements for the past 3 months.
- Retirement, annuities, social security, disability, etc: please provide the 1099s for the previous year, OR your benefit/award letter (one or the other).
4. PET/ASSISTANCE ANIMAL APPLICATION
If a pet or assistance animal is part of the household, a pet screening profile must be created at simple.petscreening.com. We cannot consider your household’s rental application until this step is complete.
5. APPLICATION PROCESSING
Simple Property Management will process your application which includes screening of credit, criminal background, nationwide eviction databases, landlord references, employment verification, identity verification and other references which might be used to verify information provided on your application. Depending on an applicant’s debt, we are looking for approximately three times the monthly rent in verifiable monthly income. Although we are looking for applicants with credit scores of around 600 or more, we understand that credit problems are sometimes explainable. We look at the whole picture the applicant presents (reasons for credit problems, landlord histories, income, cash reserves…). If we decline an applicant for any reason that has to do with credit, that applicant will receive a notice of adverse action which also explains how to receive a free copy of your credit report, and where to go to correct any misinformation.
We highly value landlord references. It is helpful when applicants motivate their current and previous landlords to return our calls/emails (so that we can verify their rental history). We also screen applicants for evictions and criminal convictions. We never rent to an applicant that has been evicted within the last ten years. Criminal convictions will be evaluated on a case-by-case basis.
6. APPLICATION DECISION
The normal time needed to make a decision is a day or two (not counting weekends and holidays). This will depend on our office workload, the response time from your current and previous landlords, and your employer(s).
There are times that we receive several well qualified applicants for the same property in a very short period. Unfortunately, we can only choose one. We choose the first, best qualified candidate – not necessarily the first applicant that completed an application. However, if we receive an application that we can approve, we do not wait for others to come in.
Simple Property Management enjoys an eviction rate of under 1%. The most important way we safeguard against future tenant problems and/or evictions is careful tenant screening. When we approve a tenant, we look forward to a lasting, positive relationship.
7. ONCE YOU’RE APPROVED
We will send formal notification of approval followed by a lease agreement to be executed through Docusign. Once the lease is signed, you will meet your property manager to remit the funds due with the lease (certified funds or wire transfer only). Until funds are remitted and the lease is fully executed, we continue to market, show, and attempt to rent the property to any acceptable applicant.
Generally, unless otherwise specified or negotiated, leases begin immediately after the application has been approved and the lease agreement has been fully executed.
